Highlights Pacific Palisades Hotel Ltd. will operate a Rental Pooling Program for owners of "The Palisades", whereby the Hotel will operate extended-stay accommodation (minimum 30 days) with hotel-like services, marketed to corporations, individuals, etc. Owners of suites in the Program will be obligated to purchase a standard Furniture Package for the suites, custom-designed to meet the durability, flexibility and serviceability required to accommodate extended stay guests. Rental revenues from occupied suites in the Program will be pooled, then applicable operating expenses and management fees deducted - with net income distributed to owners on a quarterly basis, based on an "Interest Upon Destruction" ratio. Owners will be given the opportunity to occupy their suites up to two months per year, on an advance request basis, subject to availability, and pay an occupancy fee below current market rents. The 25% management fee includes marketing plans, twice weekly maid service, laundering and change of linen & towelling, basic guest supplies, inspection of suites, collection of rent on a timely basis, etc. The Rental Pooling Agreement is cancellable by either party with appropriate period of notice given.
