Highlights

Pacific Palisades Hotel Ltd. will operate a Rental Pooling Program for owners of "The Palisades", whereby the Hotel will operate extended-stay accommodation (minimum 30 days) with hotel-like services, marketed to corporations, individuals, etc.

Owners of suites in the Program will be obligated to purchase a standard Furniture Package for the suites, custom-designed to meet the durability, flexibility and serviceability required to accommodate extended stay guests.

Rental revenues from occupied suites in the Program will be pooled, then applicable operating expenses and management fees deducted - with net income distributed to owners on a quarterly basis, based on an "Interest Upon Destruction" ratio.

Owners will be given the opportunity to occupy their suites up to two months per year, on an advance request basis, subject to availability, and pay an occupancy fee below current market rents.

The 25% management fee includes marketing plans, twice weekly maid service, laundering and change of linen & towelling, basic guest supplies, inspection of suites, collection of rent on a timely basis, etc.

The Rental Pooling Agreement is cancellable by either party with appropriate period of notice given.

Owners have the option to place their condominium in a Rental Management Program and be assured of convenient and worry-free rental management of their suite through the hotel’s Rental Management office.

Owners who put their condominiums in The Palisades Rental Management Program will have their units promoted to corporations, transferees, executives and other individuals looking for "extended-stay" furnished, serviced suites as an alternative to daily traditional rental accommodation.

The Pacific Palisades Hotel, as rental manager, will market and rent your apartment through its on-site Rental office, including:

  • marketing and renting your apartment as a furnished serviced suite on your behalf, at prevailing market rates
  • providing twice-weekly maid service and basic supplies to each suite
  • providing an on-site representative to show your suite to prospective tenants
  • handling all leasing inquiries and applications, together with references, and credit verification
  • collection and administration of rental income including pursuing any past due accounts and handling of damage deposits
  • handling all issues and requests relating to tenants, including moving in and out of suites
  • repairs and maintenance as necessary
  • providing regular financial reports to owners

Qualification

All owners at The Palisades have the option to enroll in the Rental Management Program. A monthly management fee of 25% of the gross rental is required, as well as the purchase of a standard furnishing package, which will reflect the prestigious image of The Palisades.
